Signals tracked for Plains State Bank

How we rank a signal
Two questions decide a signal's value: how close does it sit to the moment an owner places financing, and can the deal plausibly sit in your book. A recorded instrument with a date beats a licence filing; a licence filing beats an announcement.
The most useful record is not that an owner bought something. It is what paper sits on it afterwards. A purchase with a seller note, a private lender, or nothing recorded at all is a different conversation from one a bank closed the same day.

Recorded, and currentRecords an owner creates because the law requires it. Dated, complete, and naming the parties.
A purchase with no bank on it
A recorded deed where the note runs to the seller, to a private lender, or where nothing is recorded at all. We read the parcel's whole lien history by legal description rather than by company name, because a name search returns nothing when a party name contains an ampersand and that looks identical to a clean search.

A sale that has not closed
A contract of sale recorded with no deed following it. The purchase money has not been placed yet, which is the window before permanent financing rather than after it.

Paper that is built to be replaced
A business-park developer's note, a seller note, or a lender that appears in no bank register. These are ordinarily short and written to be refinanced.

A dated commitment before the money moves
Weeks before work startsTexas requires a commercial build or alteration of $50,000 or more to be registered with the state before work begins, with its cost on the filing.
State construction registration
The filing carries the owner, the scope, the square footage, the dates and the estimated cost. It also carries the field that decides whether the occupying business is the borrower at all: whether the private funds are provided by the tenant. Where that reads no, the landlord is paying and the business behind the sign is not the deal.

When a licensed business changes hands the state tax responsibility moves with it, and the record sometimes carries a date in the future.

Never lead with theseLicence applications and entity formation
A pending licence proves a commitment to a site, not a completed deal, and applications are withdrawn. A company formed weeks before it files for a seller's licences is a better tell, because it dates the transaction. Neither carries an account on its own.
Store counts and mailing addresses
One company per store reads as an independent operator and is equally how a large chain is organised. We separate them on the mailing address the licences share. One name in this window carried 127 licences to a single back office.
What each account arrives with
- The business and the exact instrument that surfaced it, with the legal description so you can pull it yourself
- What paper sits on the property today and who holds it, or a plain statement that it could not be established
- The person named on the state record, with their stated title, or the role only where the registry names no officer
- The first line to use and the correction beside it, so nothing claims more than the record shows
Where an entity has not yet filed a franchise report the state returns no officers, so the card names the role rather than inventing a person.
